Rent: $9k/month (This rent is lower than market rate because I did a good job negotiating with the LL. This kind of prime location is not easy to get as well.)
The location is good for branding and the rent is very reasonable for this prime unit. It's the first unit in front of the office lobby.
Weekend has consistant supply of foot traffic. Geneo is a new office project, office tenants will increase further in the upcoming months.
Option 1 for sale: buyer will take the remaining 2.5 years lease. I will try my best to nego with the LL for a short extension to make it 3 years full lease. Buyer can convert the shop to its own brand or contiue to operate the same brand.
Option 2 for sublet / food operating partner: The unit can be shared with another partner who is able to operate the kitchen and serve more food menu. Suitable for pasta, pizza, burger, or other Western food operators. Share rent & fit-out, no initial investment, operate independently, just sharing the kitchen and seating area. The partner will manage its own income & costs.
Our coffee business is not bad, but the kitchen is not efficient enough. Therefore, I am looking for someone can turn around the whole unit better or someone can operate the kitchen so that I can focus on my coffee business.
